IMPORTANT QUESTIONS to ask BEFORE BUYING CONDO in JUPITER

You have been searching for that perfect oceanfront condominium in the Jupiter, Juno Beach or Singer Island area and now you are picturing yourself on the balcony looking over swaying palms and the gentle breeze off the Atlantic Ocean in your face.  There are a few important questions you need to ask before buying a condominium.  A professional real estate agent with Waterfront Properties and Club Communities condominium specialist can help you get the answers.

Whatever the reason, many individuals appreciate condominium living. You frequently get a spa like pool and fitness center, as well as a security, insuring privacy as well as the opportunity to own a home without having to worry about all the caretaking responsibilities.

First, take a moment, look at the minutes of the condominium association board meetings, and see what owners are discussing with the board. Reading the minutes will reveal any projects that may be underway at the complex, owner observations and or complaints. It will also disclose if the association is quick about fixes, good to know about it before committing to live there.

Secondly, get a copy of the certificate of insurance.  This is a summary of the association’s policy.  Most condominium owners will insure their own belongings, along with any other items not covered by the association’s policy.  It is wise to know exactly what the condominium association policy covers and what will be your responsibility.

Thirdly, condo association fees are calculated based on how many units there are, what it costs to maintain the property whether or not the community is professionally or self-managed, and funds set aside for litigation and major repairs. Look at the breakdown of the monthly dues that will be your responsibility.   Note that condominium association fees are not tax-deductible like your mortgage is.

Finally, find out if there are any deed restrictions on pets.  Even if you have a darling inside dwelling feline or other furry friend, it may be prohibited in some buildings. The Town of Jupiter is well known for a stretch of “dog friendly” beaches and beautiful vistas from many casually, elegant condominiums. Make sure “all” family members are welcome.
